Chico State University Apartment Rentals
Chico State is known as a party school, but that doesn't mean that students don't come away from CSU with real degrees and get jobs. I have several friends that attended
the school and are now successful in their own fields. Growing up in the Bay Area it was always considered a 2nd tier school compared to the other UC schools or even state universities. Housing around Chico is hard to come by with roughly 15,000 students potentially looking for a place to live for the school year. Chico is about 90 miles north of Sacramento and pretty isolated. Apartment rentals near Chico State are available, but you need to be well organized and get signed up well before the semester begins. Waiting to the last minute will not get you a desirable apartment to rent. The incoming freshman get about 1500 spots with on-campus housing, but the rest are left to secure apartment or homes to rent. http://csuc.usrentallisting.com/ is a good website with apartment community listings and ratings as given by the tenants. Find out how much rents are, where there is availability, and if you will be needing get a roommate. Csuliving.com is another excellent online resource for rental apartments around Cal State Chico. They offer 6 apartment complexes including Timber Creek, The Timbers, Birchwood, Brentwood, and Oakwood. Several are only a few hundred yards to Chico State - an easy bike ride or walk. The major roads around campus that have apartments are Hwy 32, Main Street, W. Sacramento Ave., and 5th St. and Walnut.
CSU Living - Several apartments to rent just blocks from campus. Choose from their 6 locations - great floor plans with master suites, washer/dryers, AC, kitchens, some allow small pets, pool, walking/biking trails to CSU, and fitness centers.
Gateway Apartments - Rents start at about $400/month, they offer joint or individual leases, 4 bedroom 2 bath setups. You'll need to find roommates or perhaps you can get shared housing and move in with other students you don't know.
Craig Student Living - Opportunity for those attending Chico State University or Butte Community College to find apartments. Get on the C-Shuttle and get a free ride to the campus of CSU. $5000 to $7500 rent for the year.
Nord Gardens - A litte northwest of campus right off of Hwy 32. They offer 3 and 4 bedroom townhomes. Rental rates are about $1360 for a 4 person lease. The website shows a property map, floor plan layouts, and a list of amenities. They are cat friendly.

Homes for Rent near Chico State Campus
One of the hardest things about going to college is potentially have to find housing. Young adults don't have a lot of experience when it comes to renting an apartment or finding a house to rent. Therefore, there are lots of apartment complexes and rental agencies that try to take advantage of them. We suggest using a property management or real estate company when searching for a house (rent), but be forewarned that they often don't treat college students that great. Many assume students don't care that much where they live, as long as the rent is cheap and they can get to campus. As a tenant, you have rights and we suggest using them. If you need your parents consent when signing a lease, make sure they read all documents before signing anything. Getting deposits back is probably the biggest issue college kids have. They tend to dirty up homes or apartments and then when it comes to cleaning they do a bad job. The end result is often a lost security deposity and both student and parents get upset. Be sure to ask about things like pets, parties, parking, maintenance/repairs, when rent is due, how do you get your deposit back (in writing). Any smart renter would find this out but unfortunately first time renters (like college students) tend to gloss over these details and pay for it later. There are quite a few property rental agencies in town and it's worth contacting a few of them if you want to rent a house. The rental properties can be anywhere in Chico, so get the location and view a few properties before making any decisions.

Reliable Properties - Large list of homes to rent near Chico, Paradise, and Durham. Reviews online are not that positive for this group. Read the reviews before commiting to any rental property listed on their site.
Francis Property Management - Houses were all rented at the time of this article (that is probably a good sign) and they did have some apartments available.
Chico Rental Housing - Easy to read website with availability listed for houses, condos, and apartments. A few rental houses available - example was a 2 bedroom house for $1200. One of the largest selections of rental housing in Chico that we could find.
