Cal Poly Apartment/Condo/Townhome RentalsStudents attending either Cal Poly or Cuesta always have a hard time finding a place to live. Housing is extremely tight in San Luis Obispo and even the surrouding towns like Los Osos, Atascadero, Paso Robles, and Santa Margarita fill up fast during the school year. College kids prefer to live near campus and there are some apartments located within walking distance to Cal Poly like Garfield Arms. You can literally walk to classes from this complex pre-leasing happens each year on April 1st, so be sure to check their website for details on finding an apartments in time. Garfield Arms caters to freshman and sophomore students mostly and offers free parking, a swimming pool, onsite laundry, and they are located at 738 Grand Ave. / 1885 Garfield St. San Luis Obispo, CA 93401 - phone # 805-543-7835. Call ahead to setup a showing and book your rental early. California West also manages the El Dorado Apartments at 555 Westmont Avenue San Luis Obispo, CA 93405 which is at the rear entrance to Cal Poly. The San Luis Obispo Off Campus Student Housing Association offers some other options on their website located HERE. One and two bedroom apartments are not always the best, or cheapest route to go. In talking to many students who live off campus they prefer to rent a house and share the expenses with other students to lower their rents. Rentals in SLO are some of the most expensive on the west coast and probably only Santa Barbara is priced higher. The average 1 bedroom regularly goes for $700+ and 2 bedrooms are $1000 or more. We have tried to provide some housing options down below with links to various apartment communities or complexes and we even have some property management companies listed as well if you are interested in renting a house with 3 or 4 bedrooms.

Property Management Rentals in SLO/Cal Poly RegionIn smaller towns with college campuses across America, the one thing they all have in common is a lack of housing options. We have found another common thread amongst these campuses too and that is the students have their best luck working with property management (PM) companies that own several apartment communities or rent out various condos, houses, or townhomes. Property management firms are a good place to start with if you want to be able to choose from multiple units unlike apartment complexes that might just have 1 availability. Farrell Smyth, Inc. is a well recognized property management company right in San Luis Obispo with a list of current rentals at your disposal. They offer rentals in SLO, Atascadero, Shell Beach, Avila Beach, Los Osos, Nipomo. Another one of our favorite PM companies in SLO is McNamara Real Estate, which can be found online HERE. The listings are updated almost weekly and you can see houses for rent, condos for rent, and apartments. JDR Properties also has rental listings updated regularly in the Atascadero, Los Osos, and San Luis Obispo areas. Students find more success with property management rentals since they offer a larger variety of choices. The one drawback is that some of these PM companies will not rent to students below a certain age, even with a parents signature for damages. In recent years we have heard of parents purchasing 3 bedroom homes in the San Luis Obispo region for their college students and holding it for 4 to 6 years as a real estate investment which isn't a bad idea since you are going to be paying rent all those years anyways. Nevertheless, housing in SLO will continue to be a hassle for many and those that plan ahead will surely wind out on top.
